Common use of Covenant of Title Clause in Contracts

Covenant of Title. Landlord covenants that it has full right, power and authority to enter into this Lease, and that Tenant or any permitted assignee or sublessee of Tenant, upon the payment of the rentals and performance of the covenants upon Tenant's part to be performed hereunder, shall and may peaceably and quietly have, hold and enjoy exclusively the Premises and improvements thereon during the Lease Term or Renewal Term without hindrance or molestation from Landlord or anyone claiming by or through or under Landlord, subject to all of the terms and conditions contained herein.
