COVENANTS OF LANDLORD'S AUTHORITY. Landlord represents and covenants that: (1) prior to commencement of the Lease Term, it will have either good title to or a valid leasehold interest in the land and building of which the leased premises form a part, and (2) upon performing all of its obligations hereunder, Tenant shall peacefully and quietly have, hold and enjoy the premises for the term of this lease.
