Covenants Regarding Use. In connection with its use of the Premises, Tenant agrees to do the following:
A. Tenant shall use the Premises and conduct its business therein in a safe, careful, reputable and lawful manner; shall keep any garbage, trash, rubbish or other refuse in sealed containers within the interior of the Premises until removed and placed in a dumpster or other authorized container for the deposit of garbage and refuse, which shall be located in an area designated by Landlord.
B. Tenant shall not commit, nor allow to be committed, in, on or about the Premises any act of waste, including any act which might deface, damage or destroy the Premises or any part thereof; use or permit to be used within the Premises any hazardous substance, equipment, or other thing which might cause injury to person or property or increase the danger of fire or other casualty in, on or about the Premises; or permit any objectionable or offensive noise or odors to be emitted from the Premises. Notwithstanding the foregoing, Landlord acknowledges that Tenant will utilize certain distribution equipment which, but for this sentence, might be deemed to violate this provision and use of such equipment is expressly permitted.
C. Tenant shall not use the Premises, or allow the Premises to be used, for any purpose or in any manner other than the permitted uses which would, in Landlord's opinion, invalidate any policy of insurance now or hereafter carried on the Premises or the Building or increase the rate of premiums payable on any such insurance policy. Should Tenant fail to comply with this covenant, Landlord may, at its option, require Tenant to stop engaging in such activity or to reimburse Landlord as additional rent for any increase in premiums charged during the Term of this Lease on the insurance carried by Landlord on the Premises and the Building and attributable to the use being made of the Premises by Tenant.

Covenants Regarding Use. Tenant covenants that during the Lease Term it will not use, generate, manufacture, produce, store, release, discharge, or dispose of on, under or about the Property or transport to or from the Property any Hazardous Substances (as defined in subsection (f) below).
Covenants Regarding Use. Tenant agrees, for itself and its contractors, agents, employees, guests and invitees, to comply with all reasonable rules and regulations that Landlord may from time to time make concerning the use and occupancy of the Premises and to observe the following covenants. Tenant shall have, at all times during the term of this Agreement, a non-exclusive right of ingress and egress to and from the Premises, through, over and upon such areas of the complex as may be designated, from time to time, in writing, by Landlord (the “Access Area”). Tenant, and its agents, employees or invitees shall not enter areas of the buildings or complex other than the Premises and the Access Area without, in each instance, first obtaining the prior written consent of Landlord or such person or persons as Landlord may designate in writing. Tenant shall fully comply with all applicable laws, ordinances and governmental regulations, and shall not make any use of the Premises which, directly or indirectly, is forbidden by public law, ordinance or governmental regulation, or which may invalidate any insurance policy carried on the Premises, building or building complex.
Covenants Regarding Use. Lessee covenants that during the ----------------------- Lease Term it will not use, generate, manufacture, produce, store, release, discharge, or dispose of on, under or about the Property or transport to or from the Property any Hazardous Substances except: (i) petroleum, gasoline or diesel fuel, propane or natural gas used to operate motor vehicles or farm machinery or equipment; and (ii) Hazardous Substances used in the production of agricultural crops on the Property or activities related thereto, which are commonly used for such purposes in the vicinity of the Property, and which are used in compliance with applicable laws.
Covenants Regarding Use. Tenant covenants and agrees for itself, its successors, assigns, and every successor in interest to Xxxxxx’s interest in the Property or any part thereof, that Tenant shall devote the Property to the uses specified in this Lease until the expiration or earlier termination of the Term hereof. All uses conducted on the Property, including, without limitation, all activities undertaken by Tenant pursuant to this Lease, shall conform to all Governmental Requirements. The foregoing covenants shall run with the land.

Covenants Regarding Use. County and CSC agree that the use of the Facilities is conditioned upon strict compliance with the terms and conditions of the RFP, the Contract and this License. Failure to comply with such provisions shall, at the election of County, be a breach of the Contract and County shall have the right, but not the obligation, of termination of the Contract between the Parties. Failure of County to enforce or require compliance with any occurrence or failure of CSC to comply with such provisions shall not operate or be construed as a waiver of any future occurrence. In connection with its use of the Facility, CSC covenants and agrees to do the following:
(1) CSC shall use the Facility only for the Permitted Use and shall conduct its business thereon in a safe, careful, reputable and lawful manner and shall keep and maintain the Facility and all County personally in as good a condition as they were when CSC first took possession thereof other than normal wear and tear.
(2) CSC shall not commit, nor allow to be committed, in, on or about the Facility any act of civil disturbance or riot, harassment of any nature, or any action or conduct actionable in State or Federal civil or criminal law; any act of waste including any act which might deface, damage or destroy the Facility or any part thereof; use or permit to be used on the Facility any equipment or other thing which might cause injury to person or property or increase the danger of fire or other casualty in, on or about the Facility; permit any objectionable or offensive noise or odors to be emitted from the Facility; or do anything, or permit anything to be done, except for ordinary wear and tear, which would, in County's opinion, disturb or tend to disturb County.
(3) Throughout the term of this License, CSC shall prevent the presence, use, generation, release, discharge, storage, disposal, or transportation of any Hazardous Materials (as hereinafter defined) on, under, in, above, to, or from the Facility, other than in strict compliance with all applicable federal, state, and local laws, rules, regulations, and orders. For purposes of this provision, the term "Hazardous Materials" shall mean and refer to any wastes, materials, or other substances which require special handling or treatment, under any applicable local, state, or federal law, rule, regulation, or order.
