Common use of Deed and Assignment of Ground Lease Clause in Contracts

Deed and Assignment of Ground Lease. A General Warranty Deed (subject to the Ground Lease) conveying to Buyer fee simple title to the Improvements and an Assignment of Ground Lease conveying Seller’s leasehold interest in the Real Property (other than the Improvements), subject only to the Permitted Exceptions (the “Deed”).

Deed and Assignment of Ground Lease. A General Special Warranty Deed (subject to the Ground Lease) deed conveying to Buyer fee simple title to the Improvements Land and an Assignment of Ground Lease a Special Warranty deed conveying Seller’s leasehold interest in to Buyer fee simple title to the other Real Property (other than the Improvements), Improvements subject only to the Permitted Exceptions (the “Deed”).
