Default in Rent. Failure of Tenant to pay any rent or other charge within 10 days after written notice from Landlord, provided, however, that Landlord shall not be obligated to give notice that rent is due more than twice in any calendar year. After the second written notice in any calendar year, Tenant shall be in default without further written notice.

Default in Rent. Failure of Tenant to pay any rent or other charge within 10 twenty (20) days after following written notice from Landlord, provided, however, that Landlord shall not be obligated to give notice Tenant that rent is due more than has not been received. Notwithstanding the foregoing, if Landlord has given the notice provided in this Section 13.1 twice in within any calendar year. After the second written 12 consecutive month period, then Landlord need not give such notice in the event of any calendar year, further default within that 12 month period and Tenant shall be in default without further written noticeif Tenant fails to pay any rent or other charge within ten (10) days after it is due.
