DEFAULT UNDER OTHER LEASE. If the terms of any lease, other than this Lease, made by LESSEE for any other space in Building II, shall be terminated or terminable after the making of this Lease because of any default by LESSEE under such other Lease, such default shall, ipso facto, constitute a default hereunder and empower LESSOR, at LESSOR'S sole option, to terminate this Lease as herein provided in the event of default.
