DEFAULTS BY LANDLORD. A default by Landlord will have occurred under this Lease if Landlord fails to observe or perform any obligation imposed upon Landlord by this Lease for thirty (30) days after Tenant has given Landlord notice of the nature of Landlord's failure.

DEFAULTS BY LANDLORD. A Landlord shall be in default by Landlord will have occurred under this Lease if in the event Landlord fails has not begun and pursued with reasonable diligence the cure of any failure of Landlord to observe or perform any obligation imposed upon Landlord by this Lease for meet its obligations hereunder within thirty (30) days after Tenant has given Landlord written notice of thereof specifying the nature of Landlord's failure. If Landlord defaults under this Lease, Tenant shall be entitled to pursue any and all remedies available to Tenant under applicable law. The foregoing shall not limit any right that Tenant might have to obtain specific performance of Landlord's obligations hereunder.
