Common use of Disposition of Awards Clause in Contracts

Disposition of Awards. All Awards shall belong to Landlord without any participation by Tenant. Tenant hereby assigns to Landlord any share of any Award, which may be granted to Tenant, except Tenant shall be entitled to make a separate claim with regard to the unamortized cost of any leasehold improvements paid for by Tenant and Tenant’s moving and relocation expenses, provided same does not diminish Landlord’s Award

Tenant hereby assigns shall have the right to Landlord any share make an independent claim allowed by law against the applicable governmental authority for moving expenses, loss of personal property and the unamortized amount of any Award, which may be granted to Tenant, except Tenant shall be entitled to make a separate claim with regard to the unamortized cost of any leasehold improvements paid for by Tenant and Tenant’s moving and relocation expenses, ; provided same that such independent claim does not diminish affect the Award to Landlord’s Award.

All Awards awards arising from a total or partial Taking of the Demised Premises, the Building, or of Tenant's leasehold interest, shall belong to Landlord without any participation by Tenant. Tenant hereby assigns to Landlord any share of any Award, such Award which may be granted awarded to Tenant, except Tenant shall be entitled to make a separate claim with regard to the unamortized cost of any leasehold improvements paid for by Tenant and Tenant’s moving and relocation expenses, provided same does not diminish Landlord’s Award.

Tenant hereby assigns to Landlord any share of any Award, which may be granted to Tenant, except Tenant shall be entitled have the right to make a separate an independent claim with regard against the applicable governmental authority for the cost of Tenant’s furniture, fixtures, unamortized value of Tenant’s leasehold improvements (but only to the unamortized cost of any leasehold improvements paid for by extent such value exceeds the Tenant Work Allowance) and Tenant’s moving and relocation expenses, expenses in connection with such Taking; provided same that such independent claim does not diminish affect the Award to Landlord’s Award.
