During Lease Term Clause Samples
The "During Lease Term" clause defines the rights, responsibilities, and obligations of the parties while the lease is active. It typically outlines what tenants and landlords can and cannot do during the period the lease is in effect, such as maintenance duties, use of the premises, and payment schedules. During Lease Term. It is mutually agreed that the Hangar and any other improvements placed upon the Premises shall remain the property of Lessee throughout the term of this Lease. Lessee covenants and agrees not to make material alterations, additions or improvements to the Premises without the prior written approval of County, which approval shall not be unreasonably withheld, and acquisition of the required building permits.
During Lease Term. At any time during a Lease Term, with respect to each Property Schedule executed pursuant hereto, Lessee has the option, in its sole discretion, to purchase the Property by delivering payment to Lessor of the amount shown in the table in the applicable Payment Schedule under the title “Prepayment Balance” for the month during which Lessee desires to purchase the Property on the next succeeding payment date specified in the Payment Schedule.
During Lease Term. During the Lease Term, title to any improvements situate or erected on the Property and the equipment and other items installed thereon and any alteration, change or addition thereto shall remain solely in Tenant, except that Tenant shall not have the right without the consent of Landlord to raze the improvements, including the Facilities.
During Lease Term. During the term of this Lease, including any Renewal Term, Landlord shall have the right from time to time to conduct further inspections of the Demised Premises, at Landlord's sole cost and expense, including without limitation environmental sampling of soil, surface water, ground water and building materials, in order to assess the condition of the Demised Premises. Landlord's inspections shall be conducted upon reasonable notice and at reasonable times. Landlord shall repair any damage caused by or a result of said inspections, provided that Landlord's obligation is strictly limited to repairs made necessary by the act(s) of inspection.
