Common use of Early Entry Clause in Contracts

Early Entry. If Tenant is permitted entry to the Premises prior to the Commencement Date for the purpose of installing fixtures or any other purpose permitted by Landlord, the early entry shall be at Tenant's sole risk and subject to all the terms and provisions of this Lease as though the Commencement Date had occurred, except for the payment of Rent, which shall commence on the Commencement Date. Tenant, its agents, or employees shall not interfere with or delay Landlord's completion of construction of the improvements. All rights of Tenant under this Section 3.2 shall be subject to the requirements of all applicable building codes, zoning requirements, and federal, state, and local statutes, ordinances, laws, rules, regulations and orders (collectively "Laws") so as not to interfere with Landlord's compliance with all Laws, including the obtaining of a certificate of occupancy for the Premises. Landlord has the right to impose additional conditions on Tenant's early entry that Landlord, in its reasonable discretion, deems appropriate, and shall further have the right to require that Tenant execute an early entry agreement containing those conditions prior to Tenant's early entry.
