Common use of EARLY TERMINATION REQUEST Clause in Contracts

EARLY TERMINATION REQUEST. The tenant understands that this lease is a legal and binding agreement and it is understood that the tenant is expected to adhere to the terms of this lease. On a case by case basis, Xxxxxx may request to be released from their lease early with 60 days written notice. The request itself does not, however, constitute a termination of the lease OR a release from the tenant obligation to pay rent. If the request is approved, Tenant will be charged an early termination administrative fee of 50% of the monthly rent or $500, whichever is greater. Tenant understands that they will remain liable for rent payments for the full duration of the lease or until a new tenant is found to take their place, as well as any fees that may be associated with placing a new tenant (condo association fees, etc.). Xxxxxxxx will mitigate his damages as prescribed by state law. Utilities MUST NOT BE terminated (Please see Section 11 concerning fees for disconnecting utilities) before the end of the original lease term or before a new tenant is placed.
