Electricity Cost. Tenant shall pay to Landlord, as Additional Rent, Tenant’s Percentage of the charges paid or incurred by Landlord each month for electricity supplied to the Property (“Tenant’s Electricity Obligation”), such payment to be made by Tenant to Landlord not later than thirty (30) days after invoicing by Landlord on a monthly or other periodic basis as reasonably determined by Landlord. If the Commencement Date is not the first day of a month or the term of this Lease shall expire or be terminated other than on the last day of a month, or Tenant’s Percentage shall be modified, then the amount of Tenant’s Electricity Obligation which may be payable by Tenant as provided in this Subsection 4.2.3 shall be suitably pro-rated. If during any month less than ninety five percent (95%) of the rentable area of the Building was leased to tenants or if Landlord is supplying less than ninety five percent (95%) of the rentable area of the Building with electricity, Landlord may reasonably estimate the cost of electricity that would have been incurred if ninety five percent (95%) of the Building were occupied during such month and electricity was being supplied to ninety five percent (95%) of the rentable area of the Building, and such projected amount shall, for the purposes hereof, be deemed to be Landlord’s cost of electricity for such month.
Electricity Cost. Lessee shall reimburse Lessor for all electricity cost based monthly based on actual cost through the term of the Lease
Electricity Cost. The following sentence is hereby inserted at the end of the definition of the term “Electricity Cost” set forth in Section 1.A of the Original Lease: Lessee shall pay for all electricity usage associated with electrical outlets, lighting and ordinary office equipment in Space D directly to the local provider for the Building. Lessor represents to Lessee that there is a separate, direct meter that measures electricity only for Space D.
Electricity Cost. The Unit Owner must connect the Charging Station to their own individual meters and be billed to their own electrical account. If the Unit Owner cannot, as determined by a licensed contractor, the owner must reimburse the Trust for the electricity costs. Electricity consumption shall be read by the utility company and all electricity supplied to and used by the Charging Station, and other costs in connection therewith, are the sole obligation of the Unit Owner.
Electricity Cost. 22.5.1 The Parties agree and acknowledge that, as on the date of this Agreement, the PK Fee is inclusive of electricity cost including consumption charges, fixed charges, cess, taxes and other charges imposed by the local DISCOM at HT level metering dedicated for the operator. The operator is responsible for payment of electricity charges for operation and maintenance of buses and maintenance depot to the local DISCOM. The Parties agree that the Authority is liable for any increase in electricity tariff or other related charges including fixed fee, cess, taxes, etc post the Bid Due Date and shall compensate the Operator for any such increase in tariff up to the Allowed Energy Consumption as defined in
