Common use of Emergency Termination Clause in Contracts

Emergency Termination. In the case of an Emergency the Lessor may immediately terminate the lease and take possession of the Premises. If the Lessor exercises this right, the Lessor assumes all obligations of any grants that Lessee has obtained due to this lease. In addition, Lessee will not be required to return the Premises to its original condition if the Lessor exercises this right.
