The 'Entire Leased Premises' clause defines the specific area or property that is being leased under the agreement. Entire Leased Premises. Should title or possession of the whole of the Premises be taken by duly constituted authority in condemnation proceedings under the exercise of the right of eminent domain, or should a partial taking render the remaining portion of the Premises impractical for Tenant’s intended use as contemplated in this Lease, then this Lease shall terminate upon the vesting of title or taking of possession.
Entire Leased Premises. If the Landlord undertakes the repair, restoration and/or reconstruction of the Building under this Section 12.1 and fails to complete such repair, restoration and/or reconstruction within one hundred twenty (120) days after the date of the occurrence of the casualty or if Landlord fails to give notice to Tenant of Landlord's election to repair the Building within thirty (30) days after the occurrence of such casualty, then the Tenant may immediately cancel this Lease by giving written notice of its election to cancel to the Landlord.
Entire Leased Premises in the event the entire area of the Leased Premises shall be acquired by authority of any governmental or quasi-governmental agency in the exercise of its power of eminent domain, and such taking relates to the entire Leased Premises,the rights and obligations of the parties hereunder (except rights and obligations accruing prior to such taking) shall terminate as of the date of such taking, and there shall be an abatement in the payment of all rentals and other sums payable by Lessee under the terms of this Lease accruing thereafter.
