Common use of Entire Premises to be Improved Clause in Contracts

Entire Premises to be Improved. Tenant acknowledges that Landlord's Contribution is to be applied to the Texxxx Xxxrovements covering the entire Premises. If Tenant does not improve the entire Premises, then, without limitation of any other rights or remedies of Landlord hereunder, Landlord's Contribution shall be adjusted on a prorata per rentable square foot basis to reflect the number of rentable square feet actually being improved.
