ENVIRONMENTAL AND EFFICIENCY IMPROVEMENTS. Under Insuring Agreement 1(a) if Insured Equipment requires replacement due to a Breakdown or Electronic Circuitry Impairment, we shall pay the additional cost to replace with equipment that is better for the environment, or more efficient than the equipment being replaced. However, we will not pay more than one hundred fifty (150) percent of what the cost would have been to replace with like kind, capacity, size, quality and function. This provision does not apply to any property valued or insured on an Actual Cash Value basis.
