Events of Default Termination. 17.1 If any one or more of the following events (“Events of Default”) shall happen, then and in any such event, Landlord may exercise all rights and remedies permitted by law, including giving notice to Tenant specifying such Event or Events of Default and stating that this Lease and the Term shall expire and terminate on the date specified in such notice, and on such date this Lease shall terminate and Tenant shall remain liable as hereinafter provided:
