Exceptions to Good and Marketable Title. The property shall be conveyed subject to general taxes for 2022, and subsequent years; zoning laws; present leases and tenancies; and such other restrictions and easements, if any, shown of record, as will not materially impair the uses of and improvements on the property the Buyer might reasonably expect to make considering the general character of the neighborhood. Sellers shall be entitled to receive the cash payments for the 2022 rental year, though payable after closing. Buyer shall be entitled to receive a credit for the 2022 cash rental off the purchase price.
