Exclusions from Building Operating Expenses. Building Operating Expenses shall not include the following expenses: (i) Replacement of or structural repairs to the roof or the exterior walls; (ii) Repairs to the extent covered by insurance proceeds or warranties, or paid by Tenant or other third parties; and (iii) Alterations solely attributable to tenants of the Project other than Tenant. (iv) Earthquake Insurance (unless required by Landlord’s lender); (v) Any insurance deductible amounts in excess of $50,000 in the aggregate.
