Exercise of rights by Xxxxxx. The Lessor may exercise each right, power or remedy at its discretion, separately or concurrently with any other right, power or remedy, and: (a) a single or partial exercise of a right, power or remedy does not prevent a further exercise of that right, power or remedy; (b) a failure to exercise or any delay in the exercise of a right, power or remedy does not prevent its exercise; (c) the rights, powers and remedies of the Lessor are cumulative with and not exclusive of the rights, powers and remedies provided by law; and (d) any demand made shall not in any way be deemed to constitute a waiver by the Lessor of any breach or non-observance of a Lessee’s Obligation and shall not prejudice any other right of the Lessor in relation to such breach.
