Exhibit Premises. Subject to the conditions of the Tenant’s Permits and any restrictions by Health Canada, or other applicable regulatory authorities, the Landlord may, on at least 24 hours’ notice to the Tenant, enter and exhibit the Premises to prospective tenants or subtenants during the six month period prior to the expiry of the Term or any extension thereof (or at any time when the Tenant is in arrears of Rent equal to an amount greater than one month’s Annual Basic Rent for more than 30 days), and to the Landlord’s Mortgagees or prospective mortgagees or purchasers at any time during the Term or any extension thereof. The Landlord will make commercially reasonable efforts to minimize any disruption of the Tenant’s business caused thereby. Further, the Landlord may install “for lease” signage on the exterior of the Premises during the six month period prior to the expiry of the Term or any extension thereof (or at any time when the Tenant is in arrears of Rent equal to an amount greater than one month’s Annual Basic Rent for more than 30 days) and “for sale” signage on the exterior of the Premises and on the Land at any time during the Term.
Exhibit Premises. The Landlord may, on reasonable notice to the Tenant, enter and exhibit the Premises to prospective tenants or subtenants during the six month period prior to the expiry of the Term or any extension thereof, and to the Landlord’s Mortgagees or prospective mortgagees or purchasers at any time during the Term or any extension thereof. Exhibit Premises. The landlord shall have the right to exhibit the premises to: (a) Prospective tenants or sub tenants during the six month period prior to the expiry date of the term or any renewal of the term; and (b) The landlord’s mortgagees and prospective mortgagees and any prospective purchaser of the whole or any part of the landlord’s interest in the development; and for such purposes the landlord shall have the right of entry to the premises at any reasonable time and the tenant at its option may have a servant or agent present at the time of such entry.
Exhibit Premises. The Landlord shall have the right to exhibit the Premises to: (a) prospective tenants or subtenants during the nine-month period prior to the Expiry Date or the date of expiration of and any renewal of the Term; and (b) the Landlord's Mortgagees and prospective mortgagees and any prospective purchaser of the whole or any part of the Landlord's interest in the Premises; and for such purposes the Landlord may place upon the Premises a sign or notice stating that the Premises are for rent or for sale, and the Landlord shall have the right of entry to the Premises during normal business hours with reasonable notice and the Tenant at its option may have a servant or agent present at the time of such entry.
Exhibit Premises. The Landlord shall have the right to exhibit the Premises to: (a) prospective tenants or subtenants during the six (6) month period prior to the Expiry Date (if the Tenant has not exercised its right of renewal) and during the six (6) month period prior to the end of any renewal of the Term; and (b) the Landlord's Mortgagees and prospective mortgagees and any prospective purchaser of the whole or any part of the Landlord's interest in the Premises; and for such purposes the Landlord shall have the right of entry to the Premises at any reasonable time, with the approval of the Tenant (such approval not to be unreasonably withheld), and the Tenant at its option may have a servant or agent present at the time of such entry.
Exhibit Premises. (a) The Landlord shall have the right to exhibit the Premises upon two (2) Business Daysprior written notice to: (i) prospective tenants or, if applicable, subtenants (and their duly appointed agents), during the six (6) month period prior to the Expiry Date of the Term, unless there is an Event of Default by the Tenant, in which case, at any time; and (ii) the Landlord’s Mortgagees, prospective mortgagees, any prospective purchaser of the whole or any part of the Landlord’s interest in the Premises, the Landlord’s insurers, or potential insurers, the Landlord’s risk managers and such other Persons as the Landlord reasonably determines (and their duly appointed agents); and for such purposes the Landlord shall have the right of entry to the Premises at any reasonable time, but without interfering with the Tenant’s business operations, and the Tenant, at its option, may have an employee or representative present at the time of such entry. (b) In respect of any matters referred to in this Lease whereby the Landlord shall have access to the Premises, and in carrying out any such rights, the Landlord shall give reasonable Notice to the Tenant prior to such entry (other than in the case of an emergency or security risk or apprehended emergency or security risk in which event no prior notice shall be required but the Landlord should give prompt Notice of such entry) provided that such access to the Premises by the Landlord shall be on the basis that the Landlord shall be accompanied by a representative of the Tenant at all times to the extent practicable, but, for clarity, if the Tenant fails to provide a representative, the Landlord may still have access to the Premises.
Exhibit Premises. The Tenant will permit the Landlord to exhibit the Premises to: (a) prospective tenants or subtenants during the nine-month period prior to the Expiry Date or the date of expiration of and any renewal of the Term; (b) at any time during the Term on twenty-four (24) hours prior notice if the Landlord has listed the Land for sale for the purpose of showing a prospective purchaser; and (c) the Landlord’s Mortgagees and prospective mortgagees and any prospective purchaser of the whole or any part of the Landlord’s interest in the Premises; and for such purposes the Landlord may place upon the Premises a sign or notice stating that the Premises are for rent or for sale, and the Landlord will have the right of entry to the Premises at any reasonable time, and the Tenant at its option may have a servant or agent present at the time of such entry.
