Express Assumption Required. Subsection 3.7(b) of the Original Agreement is removed and is hereby replaced with the following substituted section which reads as follows:
Express Assumption Required. No Transfer of this Lease shall be effective unless the Transferee delivers to Landlord a fully executed assumption of Tenant's obligations under this Lease in form satisfactory to Landlord (which assumption may be incorporated into the instrument of assignment or sublease) and all other conditions to such Transfer provided herein have been satisfied.
