Common use of Firm Limited Dual Agency Clause in Contracts

Firm Limited Dual Agency. If the Business is sold to a buyer represented by one of Firm’s brokers other than Listing Broker (“Buyer’s Broker”), Seller consents to any Supervising Broker, who also supervises Buyer’s Broker, acting as a limited dual agent.

If the Business is sold to Buyer purchases, leases, or options a buyer represented property listed by one of Firm’s brokers other than Listing Buyer’s Broker (“BuyerSeller’s Broker”), Seller Buyer consents to any Supervising Broker, Broker who also supervises BuyerSeller’s Broker, Broker acting as a limited dual agent. If Firm acts as a limited dual agent, Firm is entitled to compensation payable under this Agreement together with any compensation Firm may have negotiated with the Seller.

If the Business Property is sold rented to a buyer tenant represented by one of Firm’s brokers other than Listing Broker (“BuyerTenant’s Broker”), Seller consents to any Supervising Broker, who also supervises BuyerTenant’s Broker, acting as a limited dual agent. If any of Firm’s brokers act as a limited dual agent, Firm shall be entitled to the compensation payable under this Agreement plus any compensation Firm may have negotiated with the tenant.
