First Refusal Space Commencement Date; Construction in First Refusal Space. The commencement date for the First Refusal Space shall be the date set forth in the First Refusal Notice (the "First Refusal Space Commencement Date"), and shall thereafter expire as further provided in the First Refusal Notice (the "First Refusal Space Expiration Date"). The period of time commencing on the First Refusal Space Commencement Date and ending on the First Refusal Space Expiration Date shall be referred to herein as the "Refusal Space Lease Term." Except as otherwise set forth in the First Refusal Notice, Tenant shall take the First Refusal Space in its "as is" condition, and the construction of improvements in the First Refusal Space shall comply with the terms of Article 8 of this Lease.

The period term of time commencing on Tenant’s occupancy of the First Refusal Space Commencement Date and ending on the First Refusal Space Expiration Date shall be referred to herein as the "a “Refusal Space Lease Term." ” Except as otherwise set forth expressly identified in the First Refusal Notice, Tenant shall take the First Refusal Space in its "“as is" condition” condition as of the First Refusal Space Commencement Date, and the construction of improvements in the First Refusal Space shall comply with the terms of Article 8 of this Lease.

The period of time commencing on the First Refusal Space Commencement Date and ending on the First Refusal Space Expiration Date shall be referred to herein as the "“Refusal Space Lease Term." ” Except as otherwise set forth in the First Refusal Noticethis Section 1.3.1.1, Tenant shall take the First Refusal Space in its "“as is" ” condition, and the construction of improvements in the First Refusal Space shall comply with the terms of Article 8 of this Lease.
