FLOOR SPACE RATIO Sample Clauses
The Floor Space Ratio (FSR) clause defines the maximum allowable ratio of a building's total floor area to the size of the land on which it is built. In practice, this means that if a property has an FSR of 2:1 and a land area of 1,000 square meters, the total floor area of all buildings on the site cannot exceed 2,000 square meters. This clause is commonly used in zoning and planning regulations to control building density, manage urban development, and ensure that structures are appropriately scaled for their sites.
FLOOR SPACE RATIO. (a) The Floor Space Ratio of the proposal must not exceed the maximum permitted under Clauses 4.4, 6.13 and 6.14 calculated in accordance with the Sydney LEP 2012.
(b) Notwithstanding (a), the proposal may be eligible for up to 10% additional floor space pursuant to the provisions of Clause 6.21(7) of the Sydney LEP 2012 if the consent authority is satisfied that the resulting detailed design development application exhibits design excellence and is the result of a competitive design process.
FLOOR SPACE RATIO. The following applies to Floor Space Ratio:
(a) The Floor Space Ratio (FSR) of development contained within the site must not exceed the maximum permitted FSR calculated in accordance with the Sydney Local Environmental Plan 2012.
(b) Notwithstanding (a) above, the development contained within the site may be eligible for up to 10% additional floor space pursuant to the provisions of Clause 6.21D(3) of the Sydney Local Environmental Plan 2012 if the consent authority is satisfied that the subsequent Development Application for the detailed design of the building exhibits design excellence and is the result of a competitive design process.

FLOOR SPACE RATIO. The following applies to Floor Space Ratio:
(a) The Floor Space Ratio must not exceed 1.74:1.
(b) Prior to an Occupation Certificate being issued, a Registered Surveyor must provide certification of the total and component Gross Floor Areas (by use) in the development, utilising the definition under Sydney Local Environmental Plan 2012, applicable at the time of development consent, to the satisfaction of the Principal Certifier.

(a) The Floor Space Ratio of the proposal must not exceed the maximum permissible, and shall be calculated in accordance with the provisions of Clauses 4.4 and 6.14 of the Sydney Local Environmental Plan 2012 (as amended).
(b) Notwithstanding clause (a) above, the proposal may be eligible for up to a 10% design excellence uplift in floor space ratio pursuant to the provisions of Clause 6.21(7) of Sydney Local Environmental Plan 2012.
(c) Precise details of the distribution of floor space shall be provided with the future development applications.
