Freight Elevator Service. Landlord shall provide freight elevator service to the Demised Premises on a first-come, first-served basis (i.e., no advance scheduling) on business days from 8:00 a.m. to 4:30 p.m. Freight elevator service shall, provided same is available, be provided on a reserved basis at all other times, upon the payment of Landlord's then established charges therefor which shall constitute additional rent hereunder.
Freight Elevator Service. Landlord shall, consistent with its obligations to other tenants of the Building, cause one (1) passenger elevator to be "padded" and otherwise prepared and ready for freight service and shall make the same reasonably available to Tenant in connection with initial decorating, furnishing and moving into the Premises.

If the Tenant requires freight elevator service at any other time, it shall give 24 hours notice to the Landlord and the Landlord shall provide such service at the prevailing rates then being charged by the Landlord for the provision of overtime freight elevator service in its other buildings.

Freight Elevator Service. Landlord shall supply freight elevator service (including use of the Building loading docks) during the hours of 6:00 am through 8:30 pm on Business Days (the "Freight Elevator Hours") to each floor that is served by the Building's freight elevators and on which the Premises are, or any portion thereof is, located. Except for breakdown and scheduled service, repairs and other work which shall be subject to Section 11.11, Landlord shall keep both such freight elevators in service (and available to Tenant) on a non-exclusive basis at all times during Freight Elevator Hours. If and for so long as Tenant shall be providing any cleaning under Section 11.7, Landlord shall also provide freight elevator service during the hours of 8:30 pm through midnight on Business Days for the purpose of transporting Tenant's cleaning personnel and equipment.

Freight Elevator Service. Landlord shall provide nonexclusive freight elevator service subject to scheduling by Landlord; provided, however, Tenant may not access the freight elevator through the ground floor lobby of the Building.
Freight Elevator Service. 60.01 No heavy or bulky materials including, but not limited to furniture, office equipment, packages, or merchandise (“Freight Items”) shall be received in the Premises or Building by Tenant or removed from the Premises or Building by Tenant except on Mondays through Fridays between the hours of 8:00 a.m. and 7:30p.m. and on Saturdays from 8:00 a.m. through 3:00 p.m. (“Freight Hours”) and by means of the freight elevators only, which shall be available on a first come, first served basis, free of charge. Landlord shall be required to provide a freight elevator operator during all Freight Hours other than on Saturdays. In the event that Tenant requires additional freight elevator service on days or at hours other than those set forth above, Tenant shall provide Landlord with at least twenty four (24) hours prior notice in each instance, which notice may be given by fax, Attn: Xxxxxx Xxxxxxx; provided Landlord shall use commercially reasonable efforts to comply with such request on less than twenty four (24) hours prior notice. In such event, Landlord shall make available a freight elevator operator to Tenant at the Building, and Tenant shall pay to Landlord, as Additional Rent within twelve (12) days of demand, the Building charges for such freight service at the rate of $75.00 per hour or portion thereof (with a four (4) hour minimum for overtime weekend use), plus sales tax, if applicable, subject to future increases, which increases shall be based on a “Consumer Price Index” increase. Notwithstanding the foregoing, upon at least twenty four (24) hours prior notice, Landlord shall furnish over time freight elevator service to Tenant without charge in connection with the performance by Tenant in the Premises of Alterations (as defined in Article 8.01) requiring the issuance of a building permit. Landlord shall provide Tenant with keys to the freight elevator, at no additional charge to Tenant, for Tenant’s use in operating the freight elevators only: (i) on ’Saturdays during Freight Hours, (ii) if Landlord fails to provide a freight elevator operator during Freight Hours, Monday through Friday, as required by the provisions of this Article, or (iii) in the event of an emergency and no Building freight operator is at the Building.
