Further Assurances/Estoppel Certificates. To further assure Beneficiary's and Trustee's rights under this Deed of Trust, Grantor agrees upon demand of Beneficiary or Trustee to do any act or execute any additional documents (including, but not limited to, security agreements on any personalty included or to be included in the Trust Property and a separate assignment of each Lease in recordable form) as may be required by Beneficiary to confirm the lien of this Deed of Trust and all other rights or benefits conferred on Beneficiary. Within ten (10) days after Beneficiary has made a request therefor, Grantor shall deliver, in form and substance satisfactory to Beneficiary, a written statement, duly acknowledged, setting forth the amount of the Indebtedness, and whether any offsets, claims, counterclaims or defenses exist against the Indebtedness and certifying as to such other matters as Beneficiary shall reasonably request.
