Future Mixed-Use Development. Future mixed-use development of office, retail and/or residential space is contemplated on and around the ARTIC Site. In the event that such development occurs during the Term, Manager will be responsible for interfacing with the selected future developer(s) to ensure the mixed-use development does not cause disruptions for ARTIC passengers, customers and tenants before, during and after construction. All development at the ARTIC Site: is subject to City approval as to concept, and compatibility with the design, uses and purposes of the Facility, in addition to all other applicable Governmental Requirements; such development must not conflict with the approved purposes of the project or interfere with the intended transit uses of the project property.
