GENERAL COMPLIANCE WITH RESPECT TO THE APARTMENT/PROJECT. 15.1. Subject to Clause 12 above, the Allottee / Purchaser shall, after taking possession, be solely responsible to maintain the Said Apartment at his/her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Said Building, or the Said Apartment, or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the Said Apartment and keep the Said Apartment, its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same in a fit and proper condition and ensure that the support, shelter etc. of the Said Building is not in any way damaged or jeopardized. 15.2. The Allottee / Purchaser further undertakes, assures and guarantees that he/she would not put any sign-board / nameplate, neon light, publicity material or advertisement material etc. on the face facade of the Said Building or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees / Purchaser shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee / Purchaser shall not store any hazardous or combustible goods in the Said Apartment or place any heavy material in the common passages or staircase of the Said Building. The Allottee / Purchaser shall also not remove any wall including the outer and load bearing wall of the Said Apartment. 15.3. The Allottee / Purchaser shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees and/or maintenance agency appointed by association of allottees. The Allottee / Purchaser shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

Further the Allottee / Purchaser shall not store any hazardous or combustible goods in the Said Apartment or place any heavy material in the common passages or staircase of the Said Tower/Building. The Allottee / Purchaser shall also not remove any wall including the outer and load bearing wall of the Said Apartment.
15.3. 16.3 The Allottee / Purchaser shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter Promoters and thereafter the association of allottees and/or maintenance agency appointed by association of allottees. The Allottee / Purchaser shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.
16.4 In addition to the aforesaid, the Allottee here by agrees to observe and perform the stipulations, regulations and covenants (collectively Covenants), described in Schedule F below.

The Allottees / Purchaser shall also not change the colour scheme of the outer walls or painting of the exterior side of the walls windows or carry out any change in the exterior elevation or design. Further the Allottee / Purchaser shall not store any hazardous or combustible goods in the Said Apartment [Apartment/Plot] or place any heavy material in the common passages or staircase of the Said Building. The Allottee / Purchaser shall also not remove any wall wall, pavers, kerbings etc. including the outer and load bearing wall walls of the Said [Apartment/Plot]/ garden/ common areas/ roads etc. The allottes and the association of allottees shall not affix the photos, hoardings , flexes, banners etc. Of god/ goddess/ any products/ any persons/ any poltical parties.
15.3. 15.3 The Allottee / Purchaser shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association of allottees and/or maintenance agency appointed by association of allottees. Subject to Clause 12 above, the Allottee / Purchaser 16.1 The ALLOTTEE shall, after taking possession, be solely responsible to maintain the Said Apartment Unit at his/her own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Said Building, or the Said ApartmentUnit, or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the Said Apartment Unit and keep the Said ApartmentUnit, its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same in a fit and proper condition and ensure that the support, shelter etc. of the Said Building is not in any way damaged or jeopardized.
15.2. 16.2 The Allottee / Purchaser ALLOTTEE further undertakesundertake, assures assure and guarantees guarantee that he/she she/they would not put any sign-board / nameplate, neon light, publicity material or advertisement material etc. on the face facade of the Said Building or anywhere on the exterior of the Project, buildings Project building therein or Common Areas. The Allottees / Purchaser ALLOTTEE shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee / Purchaser ALLOTTEE shall not store any hazardous or combustible goods in the Said Apartment Unit or place any heavy material in the common passages or staircase of the Said Building. The Allottee / Purchaser ALLOTTEE shall also not remove any wall including the outer and load bearing wall of the Said ApartmentUnit.
15.3. 16.3 The Allottee / Purchaser ALLOTTEE shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter Promoter/Developer and thereafter the association of allottees ALLOTTEE and/or maintenance agency appointed by association of allotteesALLOTTEE. The Allottee / Purchaser ALLOTTEE shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.
16.4 In addition to the aforesaid, the ALLOTTEE hereby agree to observe and perform the stipulations, regulations and covenants (collectively Covenants), described in Schedule below.
16.5 Further the Purchaser/s herein shall not raise any objection or any claim if the Developer makes any construction on the Ground Floor within the Parking Area as an Office or any kind of Commercial or Semi Commercial Unit and Commercial Unit cum Shop cum Office Space and also Developer will have the usage right in respect of Driveway cum Pathway on the Ground Floor and the rights to use and enjoy the common areas and amenities and benefits in the said building along with all common area and portions and the right to take connection and use water from the overhead Tank or separate water connection and the full right and privilege to use and utilize the Common Toilet in the Ground Floor Area.
16.6 That the said Owner cum Seller, Developer and Purchaser and the nominated club cum trust has their reserved and exclusive and absolute right in respect of the 10 Ft. Wide Road cum Driveway cum Pathway on the West Side of the Project only for the purpose of Religious (including Durga Puja) and allied activity.

Further the Allottee / Purchaser Allottees shall not store any hazardous or combustible goods in the Said Apartment or place any heavy material in the common passages or staircase of the Said Block/Building. The Allottee / Purchaser Allottees shall also not remove any wall including the outer and load bearing wall of the Said Apartment.
15.3. 17.3 The Allottee / Purchaser Allottees shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter Owners/Promoters and thereafter the association of allottees Allotteess and/or maintenance agency appointed by association of allotteesAllotteess. The Allottee / Purchaser Allottees shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.
17.4 Internal wiring for electrification will be provided for each Apartment. However, the Alottee(s) will have to apply to the concerned Electricity Authority individually for obtaining supply of power and the meter for their respective Apartment. The Allottee(s) shall be required to pay the applicable security deposit and/or other charges for the same to the concerned Electricity Authority; In addition to the aforesaid, the Allottees herebyagrees to observe and perform the stipulations, regulations and covenants (collectively Covenants), described in Schedule G below.

GENERAL COMPLIANCE WITH RESPECT TO THE APARTMENT/PROJECT. 15.1. 16.1 Subject to Clause 12 13.2 above, the Allottee / Purchaser shall, after taking possession, be solely responsible to maintain the Said Apartment at his/her her/their own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Said BuildingProject, or the Said ApartmentUnit, or the staircases, lifts, common passages, corridors, circulation areas, atrium or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions to the Said Apartment and keep the Said ApartmentUnit, its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same in a fit and proper condition and ensure that the support, shelter etc. of the Said Building Project is not in any way damaged or jeopardized.
15.2. 16.2 The Allottee / Purchaser further undertakes, assures and guarantees that he/she would not put any sign-board / nameplate, neon light, publicity material or advertisement material etc. on the face facade of the Said Building Project or anywhere on the exterior of the Project, buildings therein or Common Areas. The Allottees / Purchaser Allottee shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows or carry out any change in the exterior elevation or design. Further the Allottee / Purchaser shall not store any hazardous or combustible goods in the Said Apartment or place any heavy material in the common passages or staircase of the Said BuildingProject. The Allottee / Purchaser shall also not remove any wall including the outer and load bearing wall of the Said ApartmentUnit.
15.3. 16.3 The Allottee / Purchaser shall plan and distribute its electrical load in conformity with the electrical systems installed by the Promoter and thereafter the association Association of allottees Allottee and/or maintenance agency appointed by association Association of allotteesAllottee. The Allottee / Purchaser shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.
