Common use of GENERAL COMPLIANCE WITH RESPECT TO THE BUNGALOW Clause in Contracts

GENERAL COMPLIANCE WITH RESPECT TO THE BUNGALOW. Subject to para 12 above, the ALLOTTEE/ALLOTTEES shall after taking possession, be solely responsible to maintain the Unit at his/her/their own cost, in good repair and condition and shall not do or suffer to be done anything in or to the Building, or the Unit or the compound which may be in violation of any laws or rules of any authority or change or alter or make additions or change the colour of the Unit and keep the Unit, its walls and partitions, sewers, drains, pipe and appurtenances thereto or belonging thereto, in good and tenantable repair and maintain the same in a fit and proper condition and ensure that the support, shelter etc. of the Building is not in any way damaged or jeopardized. The ALLOTTEE/ALLOTTEES further undertake, assure and guarantee that he/she/they would not put any sign-board, neon light, publicity material or advertisement material etc. on the façade of the Unit or anywhere on the exterior of the Project, buildings therein or Common Areas. The ALLOTTEE/ALLOTTEES assure that he/she/they may put a nameplate provided that it is in conformity with the font style provided by the Developer Company. The ALLOTTEE/ALLOTTEES shall also not change the colour scheme of the outer walls or painting of the exterior side of the windows/balcony or carry out any change in the exterior elevation or design including grills and railings. Further the ALLOTTEE/ALLOTTEES shall not store any hazardous or combustible goods in the Unit or any place any heavy material in the common passages of the Project. The ALLOTTEE/ALLOTTEES shall also not remove any wall including the outer and load bearing wall of the Unit and cannot alter the design of the designated Unit and also cannot carry out any commercial activities in the Unit. The ALLOTTEE/ALLOTTEES shall plan and distribute its electrical load in conformity with the electrical system installed by the Promoter and thereafter the association of ALLOTTEE/ALLOTTEES and/or Maintenance Agency appointed by the Association of ALLOTTEE/ALLOTTEES. The ALLOTTEE/ALLOTTEES shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.

The ALLOTTEEAllottee/ALLOTTEES assure that he/she/they may put a nameplate provided that it is in conformity with the font style provided by the Developer Company. The ALLOTTEEAllottee/ALLOTTEES Transferee shall also not remove any wall wall, including the outer and load bearing wall of the Unit and cannot alter the design of the designated Unit and also cannot carry out any commercial activities in the UnitBungalow. The ALLOTTEEAllottee/ALLOTTEES Transferee shall plan and distribute its electrical load in conformity with the electrical system systems installed by the Promoter Promoter/Transferor and thereafter thereinafter the association of ALLOTTEE/ALLOTTEES and/or Maintenance Agency appointed by the Association of ALLOTTEE/ALLOTTEESAssociation. The ALLOTTEEAllottee/ALLOTTEES Transferee shall be responsible for any loss or damages arising out of breach of any of the aforesaid conditions.
