Guests; Occupancy Limits. No more than one person may occupy a bedroom space, except for an additional contracted resident in a double-occupancy bedroom or minor children for whom the Resident is the parent or legal guardian (further subject to apartment occupancy limits), with Owner’s consent and with consent of apartment-mates as applicable. If Resident desires to have an Overnight Guest (any person staying in the Resident’s assigned bedroom space or apartment for more than three total nights in any 30-day period), then Resident must register the Overnight Guest(s) with Owner. Resident may not have Overnight Guest(s) for more than three consecutive nights, nor for more than six total nights in any 30-day period. In the event any unregistered or unauthorized Overnight Guest(s) are identified to be in or using an apartment or bedroom space, Owner may assess against the Resident a fee of $60 per night, in addition to the right of Owner to declare Resident in material breach of this Agreement and pursue other available remedies. Although Resident may have Guests from time to time, Owner reserves the right to restrict the number of persons permitted in or about an apartment at any time in Owner’s discretion, to protect safety and the quiet enjoyment of other residents. All Guests may park only in designated parking areas and no Guest’s vehicle may remain at the Property for more than three days.
