Hazardous Materials at the Property. Indemnitor shall keep and maintain the Collateral in compliance with all, and shall not cause or permit the Collateral to be in violation of, Environmental Requirements relating to conditions on, under or about the Collateral, Indemnitor shall not use, generate, manufacture, store, dispose of or permit to exist in, on, under or about the Collateral any Hazardous Material; provided, however, that Indemnitor may use and store Hazardous Materials, including janitorial and cleaning supplies, used in the ordinary course of maintaining the Collateral and tenants, if permitted by their respective leases, are permitted to store and maintain Hazardous Materials in such quantities and types as are customarily held by Persons engaged in the same or similar lines of business, but all of the foregoing shall be done only in compliance with all Environmental Requirements.
