The "Hotel Improvements" clause defines the rules and responsibilities regarding any upgrades, renovations, or additions made to a hotel property during the term of an agreement. Hotel Improvements. “Hotel Improvements” means all of the buildings, other immovable structures and improvements and fixtures on the Hotel Parcel.

All buildings, structures and other improvements that are located on the Land, including, without limitation, the Boston Marriott Peabody hotel, all elevators, escalators, furnaces, plumbing, heating, ventilating and air-conditioning systems and equipment, fixtures, pools, equipment trailers, electrical equipment, telecommunications and cable and internet infrastructure and satellites owned by the Seller, and fire prevention and extinguishing apparatus located therein (the “Hotel”).

Seller has no knowledge of any deficiencies which are not in compliance with current Licensor standards, including, but not limited to, any prior property improvement plans issued by Licensor which are outstanding or overdue.
