Common use of IMMEDIATE CANCELLATION Clause in Contracts

IMMEDIATE CANCELLATION. In the event the Leased Premises or any portion thereof shall become necessary to be permanently occupied by the District for its needs, the District may cancel and terminate this Lease upon twelve (12) months written notice to Tenant; provided that, Tenant shall be compensated for the fair market value of all structures and improvements constructed thereon and owned by the Tenant.
