Lessee covenants and agrees that any and all improvements made by Lessee to the Premises during the Lease Term shall be made only with the written consent of Lessor, and shall, at the termination of this Lease, without any cost to the Lessor, right of recoupment or right of set-off against any unpaid rents, become the sole property of Lessor.
