Indemnification by Tenant. Tenant shall indemnify, defend, protect and hold Landlord and its successors and assigns, free and harmless for, from and against and to reimburse Landlord with respect to any and all claims, actions, causes of action, liabilities, penalties, forfeitures, damages, remediation expenses, losses or expenses (including, without limitation, reasonable attorneys' fees and costs through litigation and all appeals) caused in whole or in part by any Contamination with respect to the Premises resulting from Tenant’s activities on the Premises.
