INJURY CAUSED BY THIRD PARTIES. To the maximum extent this agreement may be made effective according to law, Txxxxx agrees that Landlord shall not be responsible or liable to Tenant, or to those claiming by, through or under Tenant, for any loss or damage that may be occasioned by or through the acts or omissions of persons occupying adjoining premises or any part of the premises adjacent to or connecting with the Premises or any part of the Building, or otherwise or for any loss or damage resulting to Tenant or those claiming by, through or under Tenant, or its or their property, from the breaking, bursting, stopping or leaking of electric cables and wires, water, gas, sewer or steam pipes, and from roof leaks and the like.

To the maximum extent this agreement may be made effective according to law, Txxxxx Xxxxxx agrees that Landlord shall not be responsible or liable to Tenant, or to those claiming by, through or under Tenant, for any loss or damage that may be occasioned by or through the acts or omissions of persons occupying adjoining premises or any part of the premises adjacent to or connecting with the Premises or any part of the Building, or otherwise or for any loss or damage resulting to Tenant or those claiming by, through or under Tenant, or its or their property, from latent defects, the breaking, bursting, stopping or leaking of electric cables and wires, water, gas, sewer or steam pipes, and from roof leaks and the likelike unless caused by Landlord's negligence or willful misconduct.

To the maximum extent this agreement may be made effective according to law, Txxxxx LESSEE agrees that Landlord LESSOR shall not be responsible or liable to TenantLESSEE, or to those claiming by, through or under TenantLESSEE, for any loss or damage that may be occasioned by or through the acts or omissions of persons occupying adjoining premises or any part of the premises Premises adjacent to or connecting with the Premises or any part of the Building, or otherwise or for any loss or damage resulting to Tenant LESSEE or those claiming by, through or under TenantLESSEE, or its or their property, from the breaking, bursting, stopping or leaking of electric cables and wires, water, gas, sewer or steam pipes, and from roof leaks and the like.

To the maximum extent this agreement may be made effective according to law, Txxxxx Tenant agrees that Landlord shall not be responsible or liable to Tenant, unless Landlord is proven to have sole liability for negligence by a court of competent jurisdiction, or to those claiming by, through or under Tenant, for any loss or damage that may be occasioned by or through the acts or omissions of third persons occupying adjoining premises or any part of the premises adjacent to or connecting with the Premises or any part of the Building, or otherwise or for any loss or damage resulting to Tenant or those claiming by, through or under Tenant, or its or their property, from the breaking, bursting, stopping or leaking of electric cables and wires, water, gas, sewer or steam pipes, and from roof leaks and the like.
