Common use of Inspection and Acceptance of Leased Premises Clause in Contracts

Inspection and Acceptance of Leased Premises. (a) Lessee has inspected the Leased Premises and has conducted any environmental site assessment it desired. As of the Effective Date of this Lease Agreement, Lessee understands and agrees that the Leased Premises are being leased in an “As Is Where Is” condition, and Lessee accepts the Leased Premises in the condition it exists on the Effective Date as reasonably suited and fit for Lessee’s intended uses of the Leased Premises. Lessee acknowledges that Authority has made no express warranties with regard to the Leased Premises, except as expressly set forth in this Lease Agreement. To the maximum extent permitted by applicable law, Authority hereby disclaims, and Lessee waives the benefit of, any implied warranties, including implied warranties of habitability, or fitness or suitability for Lessee’s intended uses of the Leased Premises.
