Common use of Inspection and Access Clause in Contracts

Inspection and Access. Landlord and its agents, representatives and contractors may enter the Premises during Tenant's normal business hours or in the event of an emergency to inspect the Premises and to make such repairs as may be required or permitted pursuant to this Lease and for any other business purpose. Landlord and Landlord's representatives may enter the Premises during business hours for the purpose of showing the Premises to prospective purchasers and, during the last year of the Lease Term, to prospective tenants. Landlord may erect a suitable sign on the Premises stating the Premises are available to let or for sale. Landlord may grant easements, make public dedications, designate common areas and create restrictions on or about the Premises, provided that no such easement, dedication, designation or restriction materially interferes with Tenant's use or occupancy of the Premises. At Landlord's request, Tenant shall execute such instruments as may be necessary for such easements, dedications or restrictions.

LANDLORD OR ITS AGENTS SHALL GIVE TENANT 24 HOURS NOTICE EXCEPT IN CASE OF EMERGENCY, TENANTS REPRESENTATION SHALL BE PRESENT.
