Common use of Inspection Fee Clause in Contracts

Inspection Fee. Tenant shall pay to Landlord, as an item of Additional Rent, an annual fee for Landlord's cost of inspecting the Facility (the "Inspection Fee"). The Inspection Fee shall be payable on January 30 of each Lease Year, including the Extended Term. The amount of the Inspection Fee shall be $2,000.00 for the payment due on January 30, 2004 for the first Lease Year, which amount shall increase each Lease Year by multiplying the Inspection Fee for the immediately preceding year by the increase in the CPI.
