Insurance to be Maintained by Landlord. The Landlord shall -------------------------------------- maintain through the Term all-risk or fire and extended coverage insurance upon the Building, in at least such amounts and having at least such forms of coverage as are required form time to time by the Landlord's lender. The cost of the premiums for such insurance and of each endorsement thereto shall be deemed, for purposes of the provisions of Section 2, to be a cost of operating and maintaining the Property.
