Intensity of Use. The applicant is requesting a gross density of 4.72 dwelling units per acre and the permitted PRD density is 2.5. The revised application warrants the requested density, if the applicant concurs with the Design Standards for townhouses. The revised submittal in combination with a commitment to upgrading the facades of the townhouses demonstrates the standards of quality mandated by the Zoning Ordinance for an increase in PRD density. The applicant has incorporated additional Architectural Standards for the townhomes and the patio homes. While we would have preferred additional design elements to vary the front facades of the townhouses, the townhome Architectural Standards in the Zoning Text are adequate. Given these additional townhome and patio home Architectural Standards and the overall quality of this revised rezoning submittal, we are largely comfortable stating that this PRD Zoning Application for ▇▇▇▇▇▇▇ Crossing demonstrates the standards of quality mandated by the Zoning Ordinance for an increase in PRD density.
Intensity of Use. 1. For townhouse dwellings, zero-lot-line dwellings, tow-family and multiple- family dwellings, a maximum of20.0 dwelling units per gross acre. 2. For single-family detached dwellings, a maximum of 12.0 dwelling units per gross acre.
Intensity of Use. In any residential area defined on the PUD map, the net density in any given part of the subdivided area may exceed the gross density which would be permitted for the entire subdivided area so long as the entire subdivided area, including open space, is within the range of the applicable gross intensity of use set forth above in the development standards.
