Common use of Interim Rent Clause in Contracts

Interim Rent. Tenant may, upon notice to Landlord, occupy all or a portion of the Premises (the “INTERIM PREMISES”) prior to the Rent Commencement Date, and in such event, Tenant shall pay to Landlord “INTERIM RENT” for such portion of the Premises equal to the actual Direct Expenses allocable to the Interim Premises plus Tenant’s Electricity Cost for the Interim Premises (at the same rate set forth in SECTION 4.7, below) plus any other Additional Rent payable under this Lease with respect to the Interim Premises, based on Landlord’s reasonable estimate of the total of such amounts, payable in monthly installments, commencing on the date that Tenant first occupies any portion of the Interim Premises and thereafter on the first day of each month until the Rent Commencement Date. At least thirty (30) days prior to Tenant’s occupying any portion of the Interim Premises, Landlord and Tenant shall agree in writing on the amount and location of such space.
