Interruption or Cessation of Utilities; Government Energy or Utility Controls. 13.1.2.1. Interruption or Cessation of the Station Power. No interruption, reduction, or cessation of any utilities, including, without limitation, the Station Power, shall constitute an eviction or disturbance of Tenant’s use or possession of the Premises, or an ejection of Tenant from the Premises, or a breach by Landlord of any of its duties, obligations and responsibilities, or render Landlord liable for any damages, including, without limitation, any damages, compensation or claims arising from any interruption or cessation of Tenant’s business or entitle Tenant to be relieved from any of its duties, obligations and responsibilities under this Lease or result in any abatement of rent, unless such interruption is caused by the gross negligence or willful misconduct of Landlord. In the event of any such interruption, reduction or cessation of utilities, including, without limitation, the Station Power, Landlord shall use its commercially reasonable efforts to restore such utilities, including, without limitation, the Station Power, where it is within Landlord’s reasonable control to do so.
