Common use of Investigation by Landlord Clause in Contracts

Investigation by Landlord. Landlord shall have the right at all reasonable times and from time to time to conduct environmental audits of the Premises at Landlord's cost and expense, and Tenant will cooperate in the conduct of those audits. The audits will be conducted by a consultant of Landlord's choosing, and if any hazardous material (other than quantities handled as permitted by law) is detected and is the direct result of a violation of any of Tenant's warranties, representations, or covenants contained in this section, the fees and expenses of such consultant will be borne by Tenant and will be paid as additional rent under this Lease on demand by Landlord.
