Landlord Access. Landlord or Landlord 's agent shall have the right to enter the Leased Premises at all reasonable times to examine the same, or to show the Leased Premises to prospective purchasers or lessees of the Bu illding, or to make all reasonable repair s, alterations, improvements or additions as Landlord may deem necessary or desirable, and Land lord shall be allowed to take all material into and up on the Leased Premises that may be required therefor without the same constituting an eviction of Tenant in whole or in part, and the rents reserved shall in no wise xxxxx while such repairs, alterations, improvements, or addition s are being made, by reason of loss or interruption of business of Tenant, or otherwise. During the ninety (9 0) days prior to the expiration of the Rental Term, or any Rental Term extension or renewal thereof, Land lord may exhibit the Leased Premises to prospective tenants and place upon the Leased Premises the usual notices "To Let" or "For Rent" which notices Tenant shall permit to remain without molestation.
