Landlord Indemnity. Landlord shall indemnify, defend, protect and hold Tenant and its successors and assigns, free and harmless for, from and against any and to reimburse Tenant with respect to any and all claims, actions, causes of action, liabilities, penalties, forfeitures, damages, remediation expenses, losses or expenses (including, without limitation, reasonable attorneys' fees and costs through litigation and all appeals), arising from or caused in whole or in part by a breach of any warranty or representation of Landlord under Section 4.2(b) hereof or any Contamination due to Landlord's failure to comply with the Hazardous Materials Laws with respect to the Premises.
