Landlord Not Responsible for Acts of Others. Landlord or its agents shall not be liable for any loss of or damage to any property of Tenant, its agents or invitees, by theft or otherwise, nor for any injury or damage to persons or property resulting from any cause of whatsoever nature, including without limitation the breaking, bursting, stoppage or leaking of electrical cable and wires, or water, gas, sewer or steam pipes, unless caused by or due to the negligence of Landlord, their agents, servants or employees.

Landlord or its agents shall not be liable to Tenant, or to those claiming, through Tenant, for any loss of or damage to which may result from (a) the acts or omissions of persons occupying space in any property part of Tenantthe Shopping Center, its agents or inviteestheir agents, by theft employees, contractors or otherwise, nor for any injury invitees or damage to persons or property resulting (b) from any cause of whatsoever nature, including without limitation the breaking, bursting, stoppage or leaking of electrical cable and wires, or water, gas, sewer or steam pipes, unless caused by or due to .
