Common use of Landlord’s Obligation Clause in Contracts

Landlord’s Obligation. Landlord shall, at all times during the Lease Term, maintain in good condition and repair: (i) the exterior and structural parts of the Building (including the foundation, subflooring, load-bearing and exterior walls, and roof); and (ii) the landscaped areas located outside the Building. The provisions of this Subarticle B shall in no way limit the right of Landlord to charge to Tenant, as Additional Rent pursuant to Article 3 (to the extent permitted pursuant to Article 3), the costs incurred by Landlord in performing such maintenance and/or making such repairs.

Landlord’s Obligation. Landlord shall, at all times during the Lease Term, maintain in good condition and repair: (i) the exterior and structural parts of the Building (including repair the foundation, subflooringroof, load-bearing and exterior walls, and roof); and (ii) the landscaped areas located outside walls of the Building, the sanitary sewer systems, all heating, ventilating and air conditioning equipment. The provisions of this Subarticle B Landlord shall in no way limit maintain the right of Outside Areas and shall sweep and clean the driveways and parking areas. Landlord to shall charge to Tenant, as Additional Rent pursuant to Article 3 (to the extent permitted pursuant to Article 33 and Section 13.12), the costs incurred by Landlord in performing such maintenance and/or making such repairs.
