Common use of Landlord's Right to Enter the Premises Clause in Contracts

Landlord's Right to Enter the Premises. Tenant shall permit Landlord and its Agents to enter the Premises at all reasonable times with at least twenty-four (24) hours’ prior notice to Tenant, with the exception of emergencies, to inspect the Premises, to post Notices of Non-responsibility and similar notices, “For Sale” signs, to show the Premises to interested parties such as prospective lenders and purchasers, to make repairs or alterations to the Premises or the Building and any utility system located therein, to discharge Tenant’s obligations hereunder when Tenant has failed to do so within a reasonable time after written notice from Landlord, and at any reasonable time within one hundred eighty (180) days prior to the expiration of the Term, to place upon the Premises ordinary “For Lease” signs and to show the Premises to prospective tenants. The above rights are subject to reasonable security regulations of Tenant, and to the fact that Landlord shall seek to exercise its rights in a manner so as to minimize interference with Tenant’s business.
